Allow us up to two days to receive proposals from the consultants, evaluate them, and provide a detailed report. This will help you review offers and choose the most suitable consultant for you

It’s your consultant’s responsibility to design your villa to your requirements and budget. Our design review service ensures this is achieved and aligned to the latest standards.
We thoroughly assess the technical concepts and detailed designs, identifying discrepancies and ensuring alignment and completeness across all drawings.
Our findings are passed to you through comprehensive reports, so feedback can be rectified efficiently and effectively with your design consultant.
1. Concept design
The first step after your consultant executes the initial design is to review the drawings, plans, elevations and 3D designs. This involves studying both the interior and exterior spaces and ensuring their compatibility.
2. Detailed design
Your consultant will refine your design concepts into detailed plans. To ensure quality, we will thoroughly assess the architectural, structural, electromechanical, list of materials and BOQ, identifying discrepancies and ensuring alignment and completeness.
Once your designs have been approved and finalised, your consultant will develop a tendering package.
This will be provided to all contractors who are bidding to build your home.
Your tendering package will include:
Instructions to bidders (i.e. how to submit the bid)
Scope of works (what services/deliverables they will provide)
Drawings (architectural, structural, mechanical, and electrical)
Specifications and list of materials
Bill of quantities (BOQ)
Process
We’re here to make it easy to appoint a contractor to build your villa. This takes up to 15 days and we will guide you at every step.
We will provide a list of contractors – you can add or remove as needed
We will share the tender documents for your home with the contractors you have selected
Allow us up to seven days for proposal submissions and a further five days for review and analysis
We will provide a detailed report to assist you in evaluating the offers and selecting the most suitable contractor for you
You can meet with our team to discuss the report and next steps
You can interview your preferred contractors before making a final decision
We will instruct contractors to submit their best offers within three days
You will receive the final offers and be able to appoint your contractor

This takes up to 5 days and we will guide you at every step.

Top tip: Visit previous projects to check the quality of works of your preferred contractors.
Monitor the quality and progress of construction with a Teyaseer technical site inspection. This service highlights the quality of the works on site and the specifications of the materials used. It also provides an overview on the project progress.
We recommend a minimum of 2 months between each site visit to enable the inspection of additional items.
When you request a site visit, we'll let you know the date and time so you have the option to attend.
It is your responsibility to discuss site inspection reports issued by Teyaseer with your supervision consultant and contractor.
Your contractor will take the lead in most of the tasks. But you and your consultant will need to be actively involved during the journey.
Before the construction starts, an initial meeting will be set up between you, your consultant and contractor. This is a chance to explain the brief and ensure your contractor understands your expectations.
It is important to understand that your consultant plays a vital role in the construction phase. They will be the one responsible for assessing the works on site, ensuring the right materials are being used, and reviewing payments.
Your consultant should provide you with progress reports throughout the construction stage to inform you on the issues and site progress.
Top tip: Make sure you select the required materials for your villa early to avoid delays. This includes tiles, kitchen counters and cabinets, and bedroom cabinets etc.
The villa handover is a critical milestone that verifies the construction quality and details any outstanding contractual work or issues before you take ownership.
To ensure a seamless handover, we provide you with a detailed document that outlines your responsibilities and requirements.

These are the key things to take into account when during the handover:
Documents need to have been completed correctly throughout the project, not just created for handover
Your contractor needs to be aware of required handover documents in advance to give them plenty of time to prepare everything
By the time of handover, all variations and claims should be resolved and agreed by all parties
Building completion certificates should be issued and approved by the relevant authorities
Documentation for the VAT refund process should be prepared by the contractor
